Staging FAQ's...
Is my
house worth being “professionally staged”?
Yes!
Investing any amount of money towards professional staging
services will net you hundreds or thousands of dollars in
return. Statistics have shown that professionally staged
homes sell faster and for more money than un-staged homes.
There
are so many houses for sale right now. Prices have gone
down. How can I afford to stage my home?
The answer is you can’t afford not to! There are a lot of
properties on the market right now. Your home must stand
out from the competition. Professional Home Stagers give
your home a distinct advantage over the competition. Every
house will sell eventually. You want your property to be
the first one the block to sell for the highest price. Your
budget may only allow you to get a home evaluation and
report to do the work yourself, that’s ok. Many items on
detailed home evaluations give simple inexpensive
alternatives to create an emotional connection with
potential buyers. Imagine two equal homes for sale in the
same area. One that has only been cleaned and de-cluttered
and one that has had the attention to detail a Professional
Home Stager brings. Which one might you be more interested
in? Remember, professionally staged homes sell on a
conservative average for 6%+ more. If your home sold for
400K without staging, it probably would have sold for at
least 425K staged.
Why can’t I just stage my own home?
You
can! But you will likely need the help of a Professional
Home Stager. Most home sellers are incapable of
successfully staging their own home. Why? Because our home
is somewhat like our child, we don’t always see all of their
flaws. We’ve gotten used to the way it looks and can’t often
see through the eyes of a potential buyer. We are
emotionally attached which makes it difficult to make the
necessary changes to get the home sold. A Professional Home
Stager can view homes objectively; they have training and
education that assists them with making dramatic home
transformations. You would be amazed at what a Professional
Home Stager can do for your home in a limited amount of
time. Ask your stager for references. You should love what
you hear.
Don’t homebuyers overlook décor and buy a home based on size
and neighborhood?
Only a
mere 10% of homebuyers can actually visualize the potential
of a home. And, 80% of potential buyers only go to see a
home after seeing pictures of it on the Internet first.
This is why having a vacant home professionally staged is so
important. Buyers cannot visualize size and scale, furniture
helps to give them a frame of reference. It’s much easier
to notice the crack in the wall, or chip in the tile when
there is nothing else to look at. Home Staging
strategically draws attention to the positives of the home
making the buyer look past the negatives. So whether your
home is vacant or occupied it must be professionally staged
to remain competitive on the market.
